The Digital Marketing Manager is responsible for developing, implementing and analyzing strategies for effective traffic generation for communities in their portfolio. This includes providing the best data possible to drive traffic/tours/marketing spend decisions. Successful on-time/within budget lease-ups and timely program implementation for both lease-ups and stabilized communities is a daily activity. Managing Gables and third-party client relationships is critical to the portfolio’s success. This position may be based in Dallas, Denver, Houston, or Atlanta based on candidate preference. Responsibilities include managing and supporting all lease-up efforts in the assigned markets, representing the markets as the regional marketing expert, recommending, outlining, and managing strategic marketing plans, working with CMs/RMs/VPs to ensure traffic opportunities to the communities are maximized, marketing standards are followed, and renovations and lease-ups are on budget as far as traffic/leases. Additional duties include assisting with 3rd party RFP new business presentations, leveraging software to improve customer experience, managing social media presence and collateral storefront, identifying and managing new marketing initiatives, interpreting data to improve performance, managing ILSs and digital marketing efforts, creating and managing lease-up plans and presentations, overseeing marketing programs and reporting, analyzing marketing metrics, identifying financial outcomes to increase profitability, developing marketing campaign strategies, keeping abreast of industry news and trends, and other responsibilities as defined by VP or SVP. Skills required include proven lease-up experience, data analysis and reporting, project management, Excel and Word expertise, communication and multitasking skills, strong math and analytical skills, problem-solving aptitude, creativity, and ability to communicate across departments. Education requires a bachelor's degree in marketing, market research, statistics, computer science, math, social sciences, business administration, or communications; MBA preferred but not required. Professional experience requires five to seven years in multi-family marketing. Minimal travel is required. Licenses include a valid driver's license and current automobile insurance with the ability to use general office equipment. Commitment to ongoing personal development is expected. Compensation is $80,000-$95,000 plus bonuses with health and retirement benefits available.
